The following checks will be made during a boiler service:
Step 1 – Visual check of the boiler and its installation. The annual service will then be started with a visual check to make sure that the boiler, associated pipework and flue are installed and positioned correctly, both internally and externally. The general operation of the boiler is then observed and a check for correct ventilation is also carried out if required.
Step 2 – We check the boiler is operating safely. The engineer will remove the boiler casing to take a look at its components. They will check the boiler is working safely and efficiently. We will also clean inside the boiler where necessary and inspect the water and gas pipework to make sure everything is working correctly. A good service will include checking:
- Correct gas pressure and flow
- Check the boiler casing for any signs of damage or wear
- Flue and combustion test. A flue gas analyser (where appropriate) will be used to make sure the boiler is burning the right mixture of gas and air.
- Electrical connections are clean and in good condition
- Fans, pumps, and other key components are working efficiently
- Boiler seals are intact
- Electrodes are in a good condition
- Safety devices are checked
- That the condensate trap and pipe are not blocked
- Magnetic filter cleaned if fitted
Step 3 – Safety checks. The engineer will carry out a number of safety checks in accordance with gas regulation (GSIUR 1998) to provide you with extra peace of mind.
Step 4 – Explaining and reporting what they have done. The engineer will tell you if the boiler does not meet any relevant building and gas safety regulations. Most boiler services should last around half an hour. The engineer will ask you to sign a report if you are happy with every element of the service your engineer has carried out. A copy of a report should be available on request. The engineer will fill in the service record which is part of the installation and service manual. This document is normally required if you ever need to book a repair visit whilst your boiler is in warranty from the manufacture.
