An annual boiler servicing is an important part of your boiler and central heating system maintenance to make sure it is running safely and efficiently.
It is also normaly a condition of the boiler manufactures warranty, as many boilers have a minimun of 2 years warranty, some now have upto 15 years warranty. You will need to make sure your boiler is

Step 1 - Visual check
The annual service will then be started with a visual check to make sure that the boiler, associated pipework and flue are installed and positioned correctly, both internally and
externally. The general operation of the boiler is then observed and a check for correct ventilation is also carried out if required.
Step 2 - Checking it's working safely
The engineer will remove the boiler casing to take a look at its components. They will check the boiler is working safely and efficiently. A good service will include
Correct gas pressure and flow
Check the boiler casing for any signs of damage or
Flue and combustion test. A flue gas analyser
(where appropriate) will be used to make sure the boiler is burning the right mixture of gas and air.
Electrical connections are clean and in good

Boiler seals are intact
Electrodes are in a good condition
Safety devices are checked

We will also clean inside the boiler where necessary and
inspect the water and gas pipework to make sure everything is working correctly.
Step 3- Safety checks
The engineer will carry out a number of safety checks in accordance with gas regulation (GSIUR 1998) to provide you with extra peace of mind.
Step 4 - Explaining and reporting what they have done
The engineer will tell you if the boiler does not meet any relevant building and gas safety regulations.
Most boiler services should last around half an hour.
The engineer will ask you to sign a report if you are happy with every element of the service your engineer has carried out. A copy of a report should be available on request.
Your engineer should fill in the service record which is
part of the installation and service manual. This document is normally required if you ever need to book a repair visit whilst your boiler is in warranty.
